Awaab’s Law - Act Fast on Damp & Mould

From October 2025, Awaab’s Law makes it a legal duty for social landlords to fix health hazards like damp and mould quickly. Awaab’s Law, named after Awaab Ishak, requires social landlords to act quickly on health hazards like mould and damp. It was introduced via the Social Housing Act 2023 and came into force on the 27th October 2025. The law applies to most social housing let by Registered Providers and is now a mandatory part of tenancy agreements. Our sensors spot issues early, helping landlords stay compliant, protect properties, and keep homes safe.

Key requirements:
  • Fix emergency hazards within 24 hours.

  • Investigate significant hazards within 10 working days.

  • Share findings within 3 working days.

  • Start work within 5 working days of investigation.

  • Begin major works within 12 weeks if delays occur.

  • Provide alternative accommodation if repairs can’t be done safely.

  • Keep tenants updated at all times.
